A few tips for BUYERS WHEN VISITING

You will find below some practical advice that will make our task easier during the visits we will carry out together. This will allow you to take full advantage of each visit while respecting the agenda.
We suggest that you wear shoes that are easy to put on and take off. Laced boots and shoes are not recommended.

In return, we expect you to be honest, respectful and loyal to us and to make the following commitments:

  • This is a first visit, so you don’t have to worry about the details right away. Let’s wait until we see everything before really analyzing the details. We have a schedule of visits to respect. Salespeople are waiting for us and will appreciate that we respect their availability.
  • No need for a notebook. This shows a sign of insecurity and it is too early to dwell on details and multiple questions. We can provide you with a detailed description sheet for each property we visit and all relevant information is recorded. You can write your impressions on the back if you wish.
  • If, upon entering a property, you immediately feel that it won’t do the job, we will politely shorten the visit so as not to disturb the sellers any longer.
  • Feeling comfortable opening doors and cabinets.
  • Ask questions near the end of the tour, as they may not be necessary until you have visited everything or if the property is ultimately not selected.
  • A property is not perfect. We are in Quebec and our properties live and move with the seasons and the freeze and thaw. We must expect to maintain and replace what needs to be maintained. It is not worth less because of that. General maintenance of the property will take precedence over details or decoration that may not be to your liking.
  • A building inspector will help you judge the quality of the building before you buy.
  • Avoid negotiating furniture and accessories during visits. Our main focus is on the property. I will take care of the details and negotiation with the sellers in due course.
  • Being friendly with the seller can be to your advantage, because you never know, with two equal offers, the seller can choose who he wants to sell to.
